The Self-Storage Industry originated in Europe and the United States, transformed and launched in the Asia-Pacific region. Taiwan introduced the industry in 1994. Before 2010, Taiwan did not have ultra-high rents like Singapore and Hong Kong, so the development was slower. However, after 2010, the industry has gradually accepted and used because of the rents rising in the Taipei metropolitan area. The Self-Storage Industry currently has more than 6,500 service bases in Japan. However, the total number in Taiwan is less than 120. According to the research, the penetration of Self-Storage Industry in Taiwan is still low, and it can be regarded as an emerging industry. With the increasing degree of urbanization and the growth of rents, the Self-Storage Industry has strong growth potential in Taiwan in the future. This study first discusses the current development of the Self-Storage Industry in Taiwan and abroad, and uses Porter Five-Forces analysis and SWOT analysis based on the current state of industrial development. Then use the consumer questionnaire to identify the most critical factors, which are certified by experts, affecting industry development. This study will identify the factors that consumers value most and discuss the problems faced by Self-Storage Industry operators in Taiwan. Finally, based on the results of this study, the author will give the industry's feasible marketing guidelines and follow-up research recommendations.
